So, it’s finally happening. My youngest is packing for college, and suddenly, this four-bedroom house with the pool feels less like a ‘home’ and more like a ‘full-time job.’ I’m officially an empty nester, and I’m thinking about selling.
But here’s the problem: I am not a condo person. I still have PTSD from my last condo experience. I had a piano teacher living above me, Für Elise at 7:00 AM is not a vibe, and a neighbor who apparently only walked in high heels on hardwood floors.
I need a middle ground. I want a Villa. Smaller, lower maintenance, but with a front door that belongs only to me. Today, I’m taking you through Boynton Beach, Delray, and Lake Worth to show you why the ‘Villa Life’ might be the smartest move you’ve ever made.”
I recently spent weeks hunting for the perfect rental for a client who was just as picky as I am. They needed a garage, they wanted a split floor plan, and they wanted it to feel like a home. We looked at over 20 villas across Palm Beach County.
And honestly? I fell in love with the concept all over again.
The biggest advantage is the ‘Single Family’ feel. You usually get a one or two-car garage, perfect for the car or just all that ‘stuff’ we haven’t thrown away yet. But the best part? The HOA usually handles the ‘dirty work.’ I’m talking roof cleaning, exterior painting, and landscaping. It’s the ‘Lock and Leave’ lifestyle. If I want to go visit the kids or travel, I just turn the key and go.
No worrying about the grass growing six feet high while I’m gone.
Now, here is where it gets personal. A lot of the best villas in Boynton and Delray are in 55-plus communities. Now, look at me… technically, I’m past that age bracket. But in my head? I’m still 30. I wasn’t sure if I was ready to ‘accept’ living in a senior community yet.
But here’s the secret I found during my search:
There are plenty of non-55+ communities in Lake Worth and Boynton that offer beautiful villas. You get the same low-maintenance lifestyle without the age restriction. We found one for my client that was 1,500 square feet, completely updated, open kitchen, lake view, it was stunning. And no, you don’t have to be retired to enjoy a lake view and a renovated kitchen!
THE STUFF NO ONE TELLS YOU
I’m your friend, so I’m going to give it to you straight. Villas aren’t perfect. Cons number one: You still have a neighbor attached to you. While you don’t have anyone jumping on your ceiling, you might have a ‘Wall Neighbor.’
We toured one gorgeous villa, but as soon as we stepped inside, we could hear the neighbor’s TV. I think he was watching a war documentary at full volume. It was an instant ‘no’ for me.
Pro Tip: This is why you always visit a house in the evening. That’s when people are home from work, the TVs are on, and the dogs are barking. If it’s quiet at 7:00 PM on a Tuesday, it’s a winner
Also, keep in mind: you’ll have less yard than a single-family home, and your neighbors are closer. If you like to sunbathe in your backyard in total solitude… a villa might be a bit ‘cozy’ for you.
THE LOCATIONS & THE NUMBERS
Location-wise, you have two choices. East of I-95, you’re closer to the beach and those Atlantic breezes, but the communities are older with more mature trees. West, out toward Lyons or 441, you get the newer construction, the massive clubhouses, and the resort-style pools.
Now let’s talk money. In 2026, for a nice villa in Boynton or Lake Worth, you’re looking at an average price between $350,000 and $480,000. Delray will usually run you a bit more.
As for HOAs?
Expect to pay anywhere from $350 to $600 a month. It sounds like a lot, but remember: that often includes your water, your cable, your roof reserve, and your landscaping. When you add up what I spend on my 4-bedroom house just for maintenance, the villa actually wins every time.
