Waterfront Condos
Worth Buying Right Now
The market is rebalancing, inspections are behind us, and some of the most beautiful intracoastal and oceanfront homes in South Florida are ready for new owners.
A Condo Market that’s Found Its Footing
For a few years, waterfront condos in Palm Beach County went through a lot of noise, rising insurance premiums, mandatory milestone inspections, and headlines that made buyers pause. That was then.
Today, most buildings have cleared their hurdles. Inspections are done, repairs are complete, reserves are funded, and the condos that come out the other side are in better structural shape than they’ve been in decades. That’s not spin, it’s what the engineers are saying.
What this means for you:
Buyers have more negotiating room than they did in 2022. Inventory is up, days on market are longer, and sellers know it. If you’ve been waiting for the right time to buy a waterfront condo in South Florida, the window is genuinely good right now, especially in buildings that have already done the hard work.
And for sellers, a completed inspection and fully funded reserves is your strongest marketing asset. Lead with it.

Months of condo inventory: buyers have room to negotiate
Palm Beach County’s condo market has softened just enough to be a buyer’s advantage, without suggesting anything close to a crash. Prices are modestly off their 2022 peaks, inventory has expanded, and the luxury waterfront tier continues to outperform everything else.
I have a good knowledge of the different condo buildings, particularly in Delray Beach, South Palm Beach and Palm Beach.
